Home Buyer! Did You Know….

  1. If you are a first time home buyer, you may be eligible to receive up to $8,000 in tax credits. If you filed your income taxes, it is not too late. You can contact your tax preparer and file an amendment. You must hurry; the tax credit incentive will end December 31, 2009.
  2. Property taxes and qualified interest are deductible on an individual’s federal income tax return.
  3. A portion of each amortized mortgage payment goes to principal which is an investment.
  4. I can usually show you any home whether it is listed with a company, a builder, or even a For Sale By Owner home.
  5. Working with me to purchase a For Sale By Owner home can be very advantageous because someone is looking out for your best interest.
  6. I can provide you with a list of items you’ll need to complete your loan application so you’ll be prepared.
  7. A homeowner can exclude up to $500,000 of capital gain tax if married and filing jointly or up to $250,000 if single or filing separately. The home must have been the taxpayer’s principal residence for the previous two years.
  8. Beginning with May 07, 1997, there is no longer a requirement to purchase another home more expensive than the one sold. Homeowners are free to buy up or down with no tax consequences assuming their gain is less than the allowable amounts.

  4. Rhonda will provide to you a customized print out and automated e-mail of real estate listings. You will select the properties that interest you.
  5. You will view the properties with Rhonda
  6. Rhonda will write an offer to purchase on your behalf.
    1. Submit Earnest Money Deposit with Offer
  7. Rhonda will negotiate and counteroffer your agreement, if necessary
  8. Order Inspections on Property
    1. Home Inspection
    2. Termite Inspection
    3. Radon/Mold Inspection
  9. Complete the Mortgage Application
    1. Credit Report
    2. Appraisal
    3. Survey
    4. Income Verification
    5. Asset Verification
    6. Employment Verification

  10. Complete Mortgage Package is sent to Mortgage Underwriting
